What to Consider When Buying a Home in Florida

    By Jaxson MorrisonDecember 1, 2022

Florida is a wonderful place to live thanks to year-round sunshine and lack of state income tax. But more than the warm weather and low taxes, there is a lot to love about Florida. Whatever community you are part of this state has a lot to offer.

People from all communities enjoy life in Florida with people of every background, age, religion, and sexual orientation welcome here. The good folk at OutCoast explain that this multi-culturally diverse state welcomes everyone and has a variety of LGBTQ friendly beaches, hotels, and resorts to prove it. In fact, the many gay beaches in Florida are what attract people from the LGBTQ community to move to this part of the U.S. If you are considering a move to the Sunshine State, there are a few things you need to consider first:

    Consider Your Budget

Wherever you are thinking of moving to, be it Miami or St. Pete, you will need to think about what you can afford. Some parts of Florida are going to be less expensive than others, so knowing what your budget is will make the house hunting process quicker and easier. You will need a down payment of between 10 and 20 percent (the higher the down payment, the better your chances of getting a mortgage). You will also need to have additional money to pay for the closing costs.

    Get Mortgage Pre-Approval

Before you can start looking for the perfect home in Florida, you need to get pre-approved for a mortgage. Most sellers will not even allow you to view a home unless you have pre-approval from a lender.

    Choose a Neighborhood

With your down payment and pre-approval letter in place, you can start looking around for the perfect home. There are so many family-friendly locations in Florida, as well as gay neighborhoods, where you will enjoy a real sense of community.

    Consider the House Build

If you have found the perfect neighborhood within your price range, you will need to think about the type of house you buy. Remember, although Florida is called the Sunshine State, it is not immune from severe weather. At certain times of the year, Florida finds itself in the path of hurricanes, where storm force winds can batter homes. Flooding can also be a problem here, so it might be worth considering the type of home that you buy. If the home you are considering is not already hurricane proof, it would be worthwhile making sure you have some money set aside to hurricane-proof it yourself.

    Homeowners’ Insurance is Important

Never forget to budget for homeowners’ insurance, which is extremely important. This is especially so when you consider the impact that hurricane winds and flooding can have on a home. Insurance premiums will be lower for newer built homes or those that have additional hurricane proofing features. It may be worth contacting an insurance provider before buying a home to get an idea of the cost of insurance. This may be particularly helpful if you have more than one property in mind.

    Conclusion

If you like the idea of living in Florida, you are not alone. This culturally diverse and inclusive state has a lot going for it. With warm weather throughout the year and plenty of activities, it is no surprise that so many non-locals want to move to this part of the United States. Remember, when looking for a home here, it is necessary to get a pre-approval letter from a mortgage provider or you may not be allowed to view the home of your dreams.
